Designers working on these complex but highly rewarding projects should be experienced in conceptualizing and conveying design ideas to the team as well as clients. Ideal candidates bring three to seven years experience with a range of design processes, from establishing design standards, presentations and illustrative concepts to full design development through all project stages.

• Responsibilities
• Conceptualize and develop architectural design concepts, applying them across design documents during schematic design, design development and construction document phases
• Interface with and coordinate site planning, architectural design, interior design and work of consulting engineers including checking design documents and resolving conflicts between the various building systems and disciplines
• Work with production staff as a resource to facilitate and review the design development process
• Perform code searches and conduct site visits for design reviews
• Research new architectural materials and products for incorporation into projects

We are seeking architectural Project Managers who can lead high-density residential urban infill projects in Southern and Northern California.

Project Managers are responsible for guiding the overall management direction of existing and new projects. They also guide project planning, organizing and staffing by assigning key field positions through Draftspeople, Job Captains, subordinate Project Managers and other staff as needed. Managers create the vital team environments that our projects thrive in. They also identify and address the ongoing needs and concerns of clients and work to successfully satisfy them.

• Responsibilities
• Direct all project communication including contracts, meetings, and contact with team members
• Prepare staffing requirements, schedules, budgets and fee projections
• Coordinate and supervise internal staff to meet established schedules and budgets as well as outside consultants
• Verify that all project work is done efficiently and in accordance with established office standards
• Research and coordinate building systems, materials and products, governing codes and regulation
• Coordinate agency submittals and answer requests for information (RFI’s)
• Review shop drawing, material submittals, and construction pay authorizations
• Attend construction coordination meetings at project sites and prepare field reports
• Maintain a positive atmosphere, motivating employees and maintaining staff morale at a high level

• Support design and document development via strong technical knowledge and experience
• Outreach and coordinate with consultants and partners through entitlement, documentation and construction phases
• Review consultants work to ensure compliance with code and project requirements
• Support Manager and Principal-level staff in developing project designs and details
• Verify that all project work is done efficiently and in accordance with established office standards
• Review all drawings prior to plan check submittal, bidding and construction

Technical staff are integral project team members who support Job Captains, Project Managers and Designers across multiple, often simultaneous project efforts. Responsible for deliverables at all stages of project evaluation, design and even construction, Technical Draftspeople must be enthusiastic about the multifamily housing market, be able to actively balance deadlines, and be capable of prioritizing multiple tasks as they potentially move between projects.

• Specific tasks include:
• Creating, coordinating or refining architectural plans, elevations, sections, etc.
• Producing illustrative or graphic materials such as renderings or other visuals for presentations
• Developing design documentation under the guidance of Job Captains or Project Managers
• Incorporating corrections into drawings sets (red lines or plan check comments)
• Assisting in project administration

• All levels – produce technical work supporting production and design departments
